We fell in love the moment we saw Brooke’s second floor conversion. Her thoughtful renovation turned a former rental unit into a cohesive, elegant living space. Below is Brooke’s own account of the project, followed by striking before-and-after photos that highlight the stairway, a former kitchen that became a bathroom, and a cozy family room.
I’m a longtime reader and I thought you guys might be interested in the transformation the second floor of our house has taken. When we bought the house it was split into two apartments – first floor and second floor. We took the second floor, gutted it, and over a period of 18 months (with a lot of help from contractors), converted it into a beautiful bedroom and family room. Enjoy! – Brooke
Stairway Renovation: From Functional to Inviting
The stairway that leads to the second floor sets the tone for the renovation. Originally it served as a utilitarian entrance into a separate unit, but the redesign created a warmer, more inviting transition between floors. The updated stair area emphasizes clean lines, better lighting, and finishes that match the aesthetic of the newly unified space.

Kitchen to Bathroom: Smart Reuse of Space
One of the most impactful changes was converting the second floor kitchen—originally required when the floor functioned as a separate unit—into a spacious bathroom. Repurposing this room allowed for a larger, more luxurious bath and streamlined the second floor’s flow to suit a single-family layout. Thoughtful choices in fixtures, tile, and lighting helped transform a functional kitchenette into a calm, modern bathroom retreat.

Family Room Makeover: Cozy, Stylish, and Personal
The family room is where the renovation truly shines. Once a space tailored to renters, it’s been transformed into a comfortable, personalized area that reflects the homeowners’ style. Key elements like a cowhide rug, a parson’s desk, and a small tree tucked into the dormer nook create a layered, lived-in look. These decor choices bring texture and warmth, while the overall layout promotes relaxation and connection.

Thoughtful Renovation That Feels Like Home
This second floor conversion demonstrates how intentional design decisions can turn an awkward rental layout into a cohesive living space that meets a family’s needs. By removing the separate kitchen and rethinking circulation, Brooke and her team created a bedroom, bathroom, and family room that feel integrated and purposeful. The result is a second floor that’s both functional and beautiful—an inviting extension of the home that reads as carefully curated rather than overdone.
Thanks to Brooke for sharing her renovation journey and the inspiring before-and-after photos. This makeover is a great example of how renovation, patience, and the right contractors can dramatically improve a home’s flow and style.
